Verifactu invoicing for estate agencies in Spain
This page is for you if you run an estate agency in Spain and need invoicing software that meets the rules before your date arrives. It sets out what the rules require and what Bovedo's invoicing does with every invoice you send.
The requirement, and what Bovedo does
| The question | Bovedo | The requirement |
|---|---|---|
| Your date if you file corporate income tax | The invoicing runs today, so you reach the date with the software already in place. | Entities filing corporate income tax must have their invoicing systems adapted before 1 January 2027. |
| Your date if you are another taxpayer | The same module at the same price, whichever date applies to you. | Other taxpayers, before 1 July 2027. |
| What happens to each invoice | The invoice joins the end of a chain of fingerprints, prints with its own QR code and goes on to AEAT. | The requirements for invoicing software sit in Real Decreto 1007/2023, and the deadlines were set by Real Decreto-ley 15/2025 of 2 December. |
| Where the invoice details come from | The invoice pulls them from the customer card in Bovedo, so you enter them once. | |
| What it costs | The Invoicing module costs €15 per company per month, and prices are shown before IVA. | |
| If you want to move later | No lock-in, no notice period and a full export of your data. |

When the software you have is the better choice
If you already invoice with software adapted to Real Decreto 1007/2023, the requirement is met with it, and Bovedo adds nothing on that point. The module also assumes your customers live in Bovedo, because the invoice takes its details from the contact. If your contacts stay somewhere else, the module becomes a second place to type the same details, and the software you have is the better choice. The switch pays off the day contacts and invoicing belong in the same place.
What you gain by invoicing where the customer already is
The invoice starts from the customer card, so the details come from the same place as the deal you are already following. Each invoice is chained to the one before it, prints with its own QR code and goes on to AEAT. The Invoicing module costs €15 per company per month with the contacts included, and you can leave whenever you like with your data in hand.
Common questions
Entities filing corporate income tax must have their invoicing systems adapted before 1 January 2027. Other taxpayers must have theirs adapted before 1 July 2027. The deadlines were set by Real Decreto-ley 15/2025 of 2 December.
It takes the details from the customer card, chains the invoice fingerprint to the previous invoice, prints the QR code and sends the invoice to AEAT.
If that software is adapted to Real Decreto 1007/2023, it meets the requirement. Bovedo earns its place the day you want the invoice to come from the same place as the customer and the history.
The Invoicing module costs €15 per company per month and the contacts come with it. You are billed monthly in advance, paying yearly gives twelve months for the price of ten, and prices are shown before IVA.
